The Kitchissippi Ward is a prime area for intensification as it is sited next to the downtown core in the City of Ottawa. Over the last decade, several development intensification projects occurred in this ward, specifically along Parkdale Avenue, which bounds a large employment hub with the federal Tunney’s Pasture complex and is located within walking distance to Tunney’s Pasture’s transit service hub, including a light rail transit station.

After the approval of a 32-storey high rise residential complex sited at 121 Parkdale Avenue, Brigil embarked with another development intensification project where four-parcels fronting on Parkdale Avenue were demolished to site a 28-storey high rise development complex.

JLR was retained by Brigil to obtain Site Plan Approval for their 28-storey high-rise complex sited at 99 Parkdale Avenue. JLR’s services included planning, civil engineering, transportation, and noise. JLR was responsible for the preparation of engineering documents consisting of servicing and grading plans as well as a Site Servicing Report. In addition, JLR was also responsible for the preparation and approval of the Noise and Traffic Studies and coordination with other disciplines (landscaping, geotechnical, wind, etc.).
